EPDM
An EPDM roof commonly referred to as a “rubber roof” is typically a single ply rubber roofing membrane. This material is commonly manufactured by the same companies that manufacture automobile tires. The technology and appearance are similar. The benefit to an EPDM is its flexibility. The drawback is its color, black. A black roof has no ability to reflect the sun’s UV rays causing extreme heat on the roof and in the building. The heat the sun creates can lead to early roof breakdown and eventual leaks at the seams and penetrations.
VTPO
A TPO (Thermoplastic) roof is a white single-ply membrane with heat welded seams. The benefit to a TPO roof is its color and flexibility. The life cycle of a TPO membrane is anywhere from ten to twenty years. Towards the end of the membranes, serviceable life seams and penetration flashings will begin to breakdown causing leaks in the system.
A TPO roof is typically a very good candidate for a fluid applied restoration system.
